“One plot” is a convenient description, but it does not tell you the precise shape or dimensions of land for sale in Rukpokwu. Request the survey information and ask a professional to identify the parcel on site. A long narrow site and a more regular site can have different building options even when their advertised area sounds similar.
Test the route and the site
Travel to the property by the route you would actually use. Note the road surface, turning points and any shared access. On the land, ask where water moves after heavy rain and whether any filling or drainage works have been carried out. Those are inspection questions, not conclusions to draw from a listing photograph.
